11 Nov 11 HVAC – The Leak From Hell

This leak was difficult to find for a few reasons. It was in an enclosed chase and didn’t “hiss” when under a 300 PSI nitrogen pressure test. Two other techs cut several holes in drywall in search of this little gem. I was lucky enough to have had ONE experience with this floorplan four years ago: a broken low voltage control wire that I found with my toner. It was never spliced together during construction. That’s how I knew to target this chase in this leak search.

24 Jul 11 HVAC UV Dye Leak Detection

I couldn’t find the leak on the last visit despite using both my electronic detector and bubble spray last vist so i added some dye and after it had a chance to circulate i went back with the uv lamp and the leaks were obvious! Both these places were checked with the detector and spray but showed no sign of leaking at the time. I suspect the expansion valve connection had gotten worse since i was here last. The o ring in the schreader valve cap and in the valve itself had perished, allowing the pin to move out and contact the cap hence the shiny dot you can see in it, thus keeping the valve open enough for it to leak! Often leaks on hvac and refrigeration systems can be temperature dependant, i had a leak on a condenser once which i could see with bubbles, i moved the unit to get better access and the leak stopped! Even under 400psi it wouldn’t show itself til i warmed up the pipe with the hot air gun. It was a bit tricky to hold the uv glasses in front of the camera but without these you can’t see the green glow of the dye clearly. Hopefully they will get a few more years out of this 40 year old system now! System would have been on R12 originally but i converted it to R134a a few years back.
